The direct answer

Do you need a renovation NOC in Town Square?

Alterations require Town Square Community Management permission. Check whether your work is major, minor, home improvement or a handyman visit. Apartment restrictions differ from townhouse rules; contractor access is a separate check. Official Nshama alterations categories.

Send us your building or townhouse cluster, a few photos and a short list of changes. Revive Hub can help define a practical scope and flag the questions to confirm with management before you spend on materials.

Send my scope for a practical review

Apartment or townhouse? That changes the answer.

Start with your property type, then the exact work. “Kitchen upgrade” could mean wrapping existing doors or removing an island; those are different approval questions.

On mobile, swipe the table sideways. Sources: alterations categories, apartment manual and townhouse manual. The classification must be confirmed for the actual unit.

Apartment limits matter: the apartment manual prohibits internal MEP changes, changes to shared or shaft walls and balcony enclosure. A contractor’s proposal cannot override those restrictions. Seek written clarification before including such work.

Keep a finish refresh distinct from layout or service changes. Use your building name and unit number in the scope.

Terrace planning: measure before ordering shade.

Ask our design team to mark the proposed shaded footprint on a measured terrace plan. A photo can make a terrace look usable while the required clearances leave no suitable position for the chosen product.

Large apartment terraces: published shade conditions and planning checks
CheckPublished conditionWhat to show in the proposal
HeightGazebo or umbrella: no more than 2.4 metres.Show the assembled height, including the proposed base.
Railing clearanceAt least 2 metres from the terrace railing.Mark the footprint and measured gap on the plan.
Floor fixingsNo drilling into the terrace floor.Describe the installation method for management review.
Handover yearThe apartment manual distinguishes gazebo categories for pre-2025 handovers and 2025 onwards.Give the actual community handover year; obtain the applicable category and fee in writing.

Sources: Nshama’s large-terrace conditions and apartment manual, alteration-fee categories. The manual lists earlier handovers under home improvement and 2025-onward handovers under minor alterations. Ask Community Management to reconcile the current webpage and property manual for your unit before paying. A measured drawing supports the review; it does not grant permission.

Nshama renovation NOC fees: separate the fee from the deposit.

Published planning figures are not a renovation quotation. The manuals show these alteration charges; confirm your property’s current assessment and payment instructions before paying.

Published alteration charges in AED
CategoryPublished fee and VATSeparate items
Home improvementAED 160, including 5% VATConfirm access charges for the visit.
Minor alterationAED 1,000 + 5% VAT = AED 1,050Contractor access and specialist review, if applicable.
Major alterationAED 2,000 + 5% VAT = AED 2,100AED 5,000 security deposit is listed; confirm conditions and refund route.

Sources: apartment manual — alteration policy and fee table; townhouse manual — §9.18 and fee table. Application fees, deposits, access, authority charges, specialist costs and construction are separate budget lines.

Budget check: an AED 5,000 deposit is not an extra AED 5,000 of building work. Ask who pays it, where the receipt is held, what inspection releases it and what deductions could apply.

Ask for a written renovation proposal that distinguishes labour and materials from approval coordination, official payments and any refundable deposit. For an early construction budget, use our Dubai renovation cost calculator; it does not replace the community’s fee assessment.

How long does Nshama approval take?

The manuals describe response targets of 2 working days for minor and 5 working days for major alterations. These are response targets, not a guaranteed work-start date. Further drawings, specialist review or authority checks can add time.

Keep your start date provisional until written approvals and access are cleared. Reserve materials only after the permitted scope is clear, especially custom cabinets, flooring and waterproofing systems. Sources: apartment manual §9.6 and townhouse manual §9.7.

What should your renovation document pack explain?

Make it easy for the reviewer to understand what changes, what stays and who does the work. Do not send a generic “complete renovation” line when the plan contains several different trades.

Prepare a clear submission pack
Document or detailWhat it should show
Property and owner permissionUnit/building or townhouse cluster; written owner consent if a resident applies.
Scope and drawingsWork description, plans, specifications and expected duration.
Contractor recordsTrade licence and worker identity documents required by management.
Site protection and safetyCommon-area impact and compliance evidence for the proposed work.
Project-specific checksAsk management whether additional authority permissions, specialist drawings or insurance records are needed.

Official application requirements: townhouse manual §9.6. Ask your management team for the current checklist and preferred submission format.

The Revive Hub process: one in-house team, a clear next step.

Revive Hub’s in-house team manages design and 3D planning, scope development, approval-document coordination, trades, site supervision and handover within the agreed project. You get one coordinated renovation plan rather than having to reconcile separate instructions yourself.

  1. Tell us what you want to change.Share your property type, photos and priorities. We distinguish a simple refresh from a layout, wet-area or external-work proposal.
  2. First See, Then Pay.Explore the initial 3D direction and the agreed scope before committing to renovation payment. Clarify design inclusions, revision limits and payment milestones in writing.
  3. Align the scope with the approval route. We coordinate drawings and documents for the agreed scope, identify specialist requirements and clarify the community’s current checklist. Official fees and deposits remain separate.
  4. Confirm permission and site access.Submit through the official route for the property, respond to review comments and arrange the required contractor access. Nshama and the relevant authorities decide permissions.
  5. Build to the approved scope. Our team coordinates trades, protection, site updates and checks. If the scope changes, clarify any approval amendment before executing the change.
  6. Inspect, hand over and organise records.Close the snag list and provide the agreed handover documents. Keep approval, payment and deposit records together for follow-up.

Experience, accurately stated: our team’s collective history includes 700+ projects since 2014, including work completed before Revive Hub was founded. This is collective renovation experience, not a claim of 700 Town Square projects or Nshama approvals.

Before you book workers, get the scope straight.

Tell us what you want to keep, replace or move. We will discuss the renovation route, initial 3D direction and the items that need written confirmation.

Contractor access is a separate step.

A work approval does not automatically clear every worker, vehicle or delivery. The official site lists noisy work from 9am to 5pm, prohibits use of residents’ access cards by contractors and requires permits for access. Confirm your permit’s days and hours.

Source: Nshama contractor access rules.

Budget for the access period your programme needs.

Temporary contractor vehicle-pass charges — AED, including 5% VAT
Published periodChargePlanning check
1 monthAED 160Match the pass period to the approved visits.
2 monthsAED 315Allow for the planned delivery and installation dates.
3 monthsAED 525Confirm the applicable vehicle and permit conditions.
6 monthsAED 790Use the actual programme rather than a guessed duration.
1 yearAED 1,050Listed for service providers needing regular access for maintenance contracts.

Sources: apartment manual §14.1 and townhouse manual §14.1. These are published temporary vehicular-pass charges, not a renovation licence or a promise of entry for every worker. Confirm which pass, vehicles and documents management requires. Keep any separate worker-access charges distinct.

Worked planning example: separate the approval lines.

Illustrative calculation: if management confirms one minor-work assessment and one two-month vehicle pass, the published charges add to AED 1,050 + AED 315 = AED 1,365. This is an approval-and-access planning subtotal, not a cabinet-replacement quotation or a completed-project result.

Construction, coordination or specialist charges, additional authority fees and any required deposit stay on separate lines. Ask the written proposal to show the scope version, charge category, pass period and who holds the receipts. Revive Hub’s in-house team can organise that schedule alongside your initial 3D direction so you understand what you are approving.

Your pre-start check

Tick these for your own planning. This checklist does not submit an application or create a permit.

0 of 5 planning checks complete.

Which authority does what?

Start with the community’s property-specific route. A community NOC, an authority permission and a sale/transfer NOC serve different purposes. Do not buy an unnecessary “all approvals” package without identifying the work that triggers it.

Confirm the application order for your property.

The application and authority-consent clauses must be read together: apartment manual §9.5 and §9.7; townhouse manual §9.6 and §9.8. One sets out the consents needed before work; the other addresses authority consents after community review. Ask Community Management for the submission order that applies to your proposed scope, in writing.

Record four items in your approval plan: scope version, required permissions, agreed submission order and pre-start conditions. Our in-house team coordinates that plan; the authority or community makes the decision. Where a permit has conditions, clear them before mobilising workers. Sources: apartment authority-consent clauses and townhouse authority-consent clauses.

Five mistakes worth catching before you pay.

  1. Using townhouse rules for an apartment. Confirm the exact property manual before choosing demolition or wet-area work.
  2. Calling every job a refresh. Replacing a surface and changing a wall, island or services are different scopes.
  3. Combining the fee and deposit. Keep the construction quotation, official charges and refundable amounts separate.
  4. Booking a start date from a response target. Wait for the actual written approvals and entry permissions.
  5. Changing work after submission. Put scope revisions in writing and clarify approval amendments before proceeding.

Town Square renovation NOC: direct answers.

Do I need a Nshama renovation NOC in Town Square?

Check the proposed work with Town Square Community Management before starting. Alterations need written permission; a small maintenance visit may use the handyman or contractor-access route instead. The category depends on the work and property, not just its price.

Can I remove floor tiles in a Town Square apartment?

The published alterations page does not permit removal or replacement of existing apartment floor tiles. It describes overlays outside balconies. Send the proposed build-up and finish for confirmation before ordering materials; townhouse classifications differ.

How much is a Nshama renovation NOC?

The published manuals list home improvement at AED 160 including VAT, minor alteration at AED 1,000 excluding 5% VAT, and major alteration at AED 2,100 including VAT. A major-work security deposit is listed at AED 5,000. Access, specialist review and renovation costs are separate. Confirm the current charges for your unit.

How long does Town Square renovation approval take?

The manuals describe response targets of two working days for minor and five for major alterations. A response target is not a guaranteed permit or start date; additional documents and authority checks can extend the process.

Can a tenant apply for a renovation NOC?

The manuals require written owner consent when a resident applies on the owner’s behalf. Arrange that consent before submission and ask management which tenancy and identity records it needs for your unit.

Does a contractor access pass replace the renovation NOC?

No. Permission for the work and permission for the workers to enter serve different purposes. Confirm both before mobilising the renovation team.

Can Revive Hub handle the renovation and NOC coordination?

Yes. Revive Hub’s in-house team manages the agreed renovation scope, design and 3D planning, document coordination, site supervision and handover. The written proposal identifies inclusions, fees and any specialist requirements. Nshama and relevant authorities decide approvals.

What does First See, Then Pay mean?

See the initial 3D direction and agreed scope before committing to the renovation payment. It does not waive official application fees or deposits; payment milestones, design inclusions and conditions belong in your written proposal.

Is this the same as the NOC for selling a property?

No. A sale or transfer NOC concerns a property transaction. This guide concerns proposed renovation work and contractor access. Tell management which request you need so the applications are not mixed up.

Can I start while the application is pending?

Keep the start date provisional. Obtain written permission and the required access clearances before work begins, and follow the approved scope. A submitted form or payment receipt alone is not permission to start.

What are the published contractor vehicle-pass fees in Town Square?

The manuals list temporary vehicular passes at AED 160 for one month, AED 315 for two, AED 525 for three and AED 790 for six, including VAT. The one-year AED 1,050 option is listed for service providers with regular maintenance contracts. Confirm the applicable pass and vehicle conditions with management.

Can I put a gazebo or umbrella on a Town Square apartment terrace?

The official alterations page sets large-terrace conditions: maximum height 2.4 metres, at least 2 metres from the railing and no drilling into the floor. The apartment manual also distinguishes gazebo categories by community handover year. Confirm the category, fee and measured proposal with management before ordering.

Does Nshama approval or authority permission come first?

Read the application and authority-consent clauses together with management for your property. Ask for the required submission order in writing, tied to your actual scope. Have the required authority consents, community permission and access clearances in place before starting work.

How do I compare approval charges in a renovation quotation?

Separate the work-assessment fee, vehicle or worker access, any deposit, authority charges and contractor coordination. Ask which approved scope and published category support each charge, who pays it and who holds the receipt. The renovation payment and official payments are separate parts of the budget.
