We’ve recently got our office renovated in Business Bay, and we got lucky that we came across Revive Hub Renovations, the team is very transparent throughout the process. They had a dedicated project manager just for our office. Also the quality of work and on time delivery helped us save a lot of time. Highly recommended

So far best experience in renovation since 10 years of my life in Dubai, hired Revive Hub Renovations with zero expectations, but it turned out to be the best decision for my apartment in JBR. Their joinery team is the best along with their civil workers. Highly recommended for apartment renovations.

Q2 2026 Dubai Office Signal – What It Means for Fit-Out Decisions

Direct answer: CBRE’s original UAE Real Estate Market Review for Q2 2026 reported strong Dubai office occupancy and continued rental growth. That supports planning early, but it does not justify rushing into a lease or fit-out before checking the building condition, commercial rent benchmark, NOC lane and full occupancy cost.

Swipe the table horizontally on mobile.

Q2 2026 signalReported figureResponsible fit-out takeaway
Dubai average office rents+13% year on yearCompare the cost of moving with selectively upgrading the current office; do not treat a city average as your building’s exact rent.
Dubai prime office rents+16% year on yearPremium location decisions should include fit-out, deposit, access, reinstatement and downtime – not rent alone.
Dubai office occupancyApproximately 94%Shortlisted space may move quickly, so request fit-out rules and base-build information during lease due diligence.
Abu Dhabi comparisonRents nearly +16%; occupancy around 96%Useful UAE context only. This service page and its approval guidance remain Dubai-focused.
Use the data correctly: The Q2 figures are an independent market average from CBRE, not government price data and not a forecast for a specific tower. For a commercial rent benchmark, use the official Dubai Land Department Rental Index, select the applicable commercial details, and still verify the exact lease and building rules.

Direct Answers: Office Fit Out Dubai

Fast answers for owners, tenants and workplace decision-makers. Price and time bands are directional company planning ranges, not fixed quotations or government schedules.

Cost

What does office fit out cost?

Plan from AED 600-850/sqm for essential, AED 850-1,250 for standard, AED 1,250-1,850 for premium, and AED 1,850+ for high-detail corporate scope.

Time

How long can it take?

Selective work may take 2-5 weeks; standard fit out often takes 8-14 weeks. NOCs, building access, inspections and long-lead items can extend timing.

Approval

Which approval comes first?

Start with the current landlord and building-management checklist. Then identify the authority or free-zone lane required by the exact location and scope.

Risk

What causes expensive rework?

Closing ceilings before power, data, AV, lighting and AC positions are frozen is one of the fastest routes to chasing, patching and repeated work.

Scope

Fit out or selective renovation?

Choose full fit out for major layout and service changes. Choose selective renovation when the office already works and mainly needs visible, functional upgrades.

Control

What protects the budget?

Freeze layout, specifications, inclusions, exclusions, MEP and IT points, approval responsibility and long-lead procurement before mobilisation.

Office Fit Out Services

Choose only the work the office needs. A full fit out is not automatically better than a focused renovation; the correct lane depends on existing condition, workflow, compliance and business timing.

Core fit-out scopes

PartitionsGlass, gypsum and suitable acoustic options with positions confirmed before ordering
Ceilings and lightingCeiling coordination, workplace lighting layers and access to relevant services
Flooring and finishesSubstrate review, durability, maintenance, transitions, preparation and clean finishing

Tip: Core scopes become easier to price when layout, quantities, brands and exclusions are written before procurement.

Preparing an Office for Leasing? Refresh Only What Matters

If the office already has a workable layout, do not default to a full rebuild. A targeted Rental Ready Refresh for a Dubai office can prioritise defects, paint, lighting, flooring, doors, pantry condition and presentation before more expensive changes.

Use a targeted refresh when

The existing partitions and main services are usable, the goal is move-in presentation, and the owner wants a written essential-versus-optional scope.

Use the ROI guide for investment math

For yield, vacancy, service-charge and payback logic, use the separate Rental Yield & High-ROI Renovation Guide. A renovation or refresh does not guarantee rent, occupancy or yield.

Choose the right scope: Use a targeted refresh when the layout still works and selected repairs will meet your leasing needs. For investment assumptions and calculations, consult the linked ROI guide before deciding on the scope.

How to Plan an Office Fit Out in Dubai Without Chaos

Five planning steps

StepActionOutput
1 · Existing conditionRecord photos, layout, defects, services, headcount, operational needs and target dateEvidence-based initial brief
2 · Visual directionReview circulation, room mix, partition intent, storage, lighting and finish direction in 3DVisible design decisions
3 · Technical freezeConfirm power, data, AV, AC, lighting, plumbing and relevant life-safety implicationsCoordinated points plan
4 · Commercial and approvals freezeApprove scope, specifications, exclusions, programme, NOC responsibilities, payment milestones and variation processWritten execution basis
5 · Execute and close outProtect, execute in stages, inspect, test, snag, clean and hand over agreed recordsDocumented completion
Simple rule: More workers cannot rescue a project whose layout, approvals or long-lead procurement are still undecided.

Root causes of delay and prevention

Delay causeWhy it happensSafer control
Approvals start lateBuilding or authority requirements are requested after procurementCollect the current checklist before mobilisation
Scope changes after orderingRoom count, glass or joinery changes after production startsFreeze layout and written revisions first
MEP or IT clashesServices conflict with partitions, ceiling or furnitureCoordinate points and reflected ceiling intent before closing
Long-lead items arrive lateSpecial glass, joinery, luminaires, AV or cabling are confirmed after site startApprove lead times and alternatives early
Access restrictionsWork hours, loading, lift, waste or noise rules reduce productive timeBuild access rules into the programme
Red flag: A programme showing only site activities-but no approvals, decisions, procurement or inspections-is incomplete.

These are directional company planning bands. They are not guaranteed delivery periods; the signed programme must reflect the actual office, building, approvals and procurement.

Anonymised Planning Example – 380 sqm Business Bay Office

This example explains scope-control logic. It is company-reported and anonymised; it is not presented as independently audited market evidence.

The brief

A 380 sqm office for 28 staff required three meeting rooms, a reception upgrade, server corner, and MEP and IT coordination. Building rules included a NOC process, controlled work hours and a protection deposit before site access.

Main risk: Power, data, AC diffuser and lighting positions could have conflicted with the ceiling and meeting-room layout.

Control steps used

The layout and reception flow were reviewed in 3D. Relevant service points were coordinated before ceiling work. Building-management documentation and access planning were started ahead of mobilisation, and long-lead glass, cabling and lighting items were scheduled early.

Evidence boundary: A 3D direction explains design intent. It does not by itself prove final dimensions, approvals, quality, price or programme.

Office Fit-Out Q&A Bank for Fast Decisions

Use this as a first-screen decision table. The detailed scope and authority path still need office-specific verification.

Office Fit-Out Red Flags That Cause Budget Shocks

See the Direction, Freeze the Scope, Then Decide

Share photos, the approximate area, headcount, priority rooms, target timing and any current building rules. Revive Hub can then identify the right first step: selective renovation, rental-ready refresh or a fuller office fit-out scope.

Final scope, cost, programme, revisions, approvals responsibility, payment milestones and warranties must be confirmed in the written quotation and contract.

Office Fit Out Dubai FAQs

Revive Hub’s directional planning bands are AED 600-850 per sqm for essential work, AED 850-1,250 for standard, AED 1,250-1,850 for premium, and AED 1,850+ for high-detail corporate work. These are company planning bands-not official Dubai prices, an external valuation or a quotation. Use the working mini calculator, then replace assumptions with a measured scope.
A selective renovation may take about 2-5 weeks, essential fit out 5-9 weeks, standard fit out 8-14 weeks, and premium corporate work 14 weeks or more. Approvals, access windows, custom joinery, specialist systems and long-lead materials can extend the programme.
An office fit out converts a shell or existing unit into a functional workplace through layout planning, partitions, ceilings, flooring, lighting, MEP, data and AV points, pantry or washroom work, testing, snagging and handover.
Fit out usually creates or materially changes the internal workplace layout and services. Renovation often refreshes an already finished office through selected flooring, painting, lighting, joinery or limited service changes. If the existing layout works, selective renovation can avoid unnecessary cost.
Request the current landlord and building-management checklist first. Then confirm whether the exact location and scope require a free-zone, municipality, fire/life-safety, electricity or other technical approval. Do not rely on one generic checklist for every Dubai building. Use the official verification links and approval table.
Frequent causes are late NOCs, incomplete drawings, scope changes after ordering, MEP and IT clashes, restricted work hours, unavailable materials and delayed inspections. Track approvals, decisions, procurement and execution as separate but connected lanes.
CBRE’s original Q2 2026 UAE report stated that Dubai average office rents increased 13% year on year, prime rents increased 16%, and occupancy was approximately 94%. These city-level figures are context-not a rent quote or fit-out forecast for a specific tower. See the Q2 2026 source table.
For a suitable enquiry, Revive Hub states that a client can review an initial 3D design direction before committing to major execution. The 3D direction is not an engineering drawing or approval. Final scope, price, timeline, revisions and payment terms must be confirmed in the written quotation and contract. Request the initial 3D direction.
Some buildings allow specified after-hours work with prior permits, access approval and noise controls. Confirm the current work hours, lift booking, deliveries, manpower passes and restricted activities directly with building management before finalising the programme.
Keep the signed scope, approved revisions, final drawings or records included in the contract, approvals, test results, snag closure, warranties, material information, final account and any reinstatement or deposit-release correspondence.
